Consolidation is the process of combining multiple parcels of land into one legal parcel. If you own two adjacent lots, you may need to consolidate them in order to develop them as a single parcel. Consolidation is a relatively simple process compared to subdivision. In most cases, it can be done via a descriptive plan and does not require a field survey or municipal approval.
However, there is one subtility of which you should be aware. At Highland Surveys, we encourage you to discuss tax and bylaw implications of consolidating your lots with your municipality. But in your discussions, you may find that your municipality has an application form and fees for consolidating lots. This is because there are actually two separate options for consolidating lots in Alberta. Instead of the descriptive plan of consolidation discussed above, you can apply to the council of your municipality for a plan cancellation bylaw. You don’t need a surveyor in this case, but you do need to make sure the bylaw is registered at Land Titles. We can help you decide which option makes the most sense in your case.
